Step 1: Work out your budget

Speak to a qualified and experienced mortgage advisor to work out what mortgage deals you would likely qualify for with the deposit you have available. There’s no point looking outside of your budget and getting your heart set on a property, only to find out the ‘online’ mortgage calculator didn’t take into account some of the financial commitments you have already.

Be realistic, and remember to factor in stamp duty, solicitor and general moving costs. Most mortgage advisors will offer a free ‘cost of moving’ appointment to give you a rounded view on anticipated costs you’re likely to incur.

Step 2: Find a property

Research the area, scour estate agents and search websites. The main two websites buyers tend to visit are Rightmove and Zoopla, but if you’re proactively looking in a particularly desirable area then make sure you register with the local estate agents and give in depth criteria about exactly what are your ‘musts’ and ‘wants’. Often they will be able to give you the heads up if a suitable property is coming to market soon.

Estate agents can also guide you on the areas, so feel free to ask questions about schools, local amenities, transport and restaurants. At HOP, our Negotiators will certainly be able to give you a good tip for a local restaurant or two to visit and we have a comprehensive area guide to help offer guidance on where might be good for you.

When you see a property you like, it’s important to read fully all of the information on the listing accurately, study the floorplan and make sure you watch any virtual tour that the agent may have provided – all of this ensures that you minimize the chance of wasting yours or the Vendor’s time viewing in person. Viewings can be a time consuming task, so make sure you’ve done as much as you can to shortlist the properties beforehand to make the most of your time.

Step 3: Put in an offer

Call the estate agent and put forward your offer, they won’t be able to disclose other offer amounts or personal details on other offers but they can certainly help to give you a guide on whether you’re in the right ball park.

Make sure you mention any inclusions (such as fixtures or fittings, or perhaps white goods) and any specific conditions or moving time frame. It’s also useful to have your own chain details to hand, if applicable.

Step 4: It's accepted!

Congratulations! Your agent will ask for some documentation in order to qualify the offer and mark the property as sold (subject to contract). This usually includes proof of your deposit, your mortgage agreement in principle, ID for the anti-money laundering checks, and details of the Solicitor you’ll be using for the purchase.

Now your Mortgage Advisor will submit your application and the lender will usually get in touch to arrange a visit for a mortgage valuation. You also have the opportunity to get a survey to check the property’s condition if you wish.

Your Solicitor checks any legal issues and starts the conveyancing process, they’ll usually ask for an initial payment for searches.

Step 5: Exchange

The conveyancing process can usually take anywhere between 8-12 weeks, and is very much dependent on your upper and lower chain situations, surveys and any issues that may arise along the way.

It’s important to choose a good, experienced Solicitor to guide you through this process – after all, it is possibly the most expensive purchase you’ll make throughout your life!

Once the property exchanges, you pay your deposit and can’t back out without major cost.

Step 6: Completion

You hand over the rest of the cash in exchange for the keys and deeds. The property’s now legally yours!

The estate agent won’t be able to release keys to you until they have had direct confirmation from the Solicitors that the sale has completed, so be sure to factor this in to your moving plan as it’s not always the case that keys will be ready to pick up at 9am on the morning of completion!
