Trying to find a house can be a real headache, especially once you’ve just started your second semester.

The housing rush is on guys, so be quick to get the highest quality properties in the best locations BUT don’t get forced into a decision by an Agent! There are many student letting agents that will put you under pressure to sign a contract straight away.

When looking for student housing, an important decision to make with your housemates-to-be is whether to have bills inclusive or not. Inclusive bills are added as a package to your rent, giving you the added convenience of utilities all set up for you without requiring any set up on your behalf. You might end up paying a little more for the convenience though, so if pennies are tight, why not try to organise a joint account between all your housemates and pay the bills from that?

You should also have in mind before you start looking what kinds of things you all want from the house; how many bedrooms, how many bathrooms, whether you’ll need parking, what is included in terms of furniture etc. as well as what is nearby in terms of amenities and services. Good public transport routes and location can often cost you a little extra but offer up even more benefits.

A lot of the terminology involved with finding a house can be confusing and frankly quite scary; don’t worry though, as a lot of these terms will make sense to you when you know what they mean and you can always ask your letting agent to explain. A guarantor is a person that covers rent or any arrears should you be unable to pay – for students, the guarantor is usually a parent or guardian. Simple!

Finally – don’t stress. There are a good number of properties available in Headingley, Hyde Park, Woodhouse and Burley for all Students. Don’t get tricked into signing a Tenancy Agreement straight away and always ask whether you get a cooling-off period!
