We undertook a full refurbishment of this under performing 3 bedroom HMO property in Headingley.

Issue: The property was initially let to three tenants but there was an opportunity to upgrade the property and accommodate an additional tenant.

Works: The key objective was to make room by expanding the communal areas and adding an en-suite, as well as fully upgrading the spec throughout. We chose materials and finishes that would not only be hardwearing but also very attractive to prospective tenants.

Now: By upgrading the spec of the house and making changes to reconfigure, we were able to command a new rental value of 130% more than before the refurbishment.

Issue: Before the refurbishment, the poor-quality HMO suffered rental arrears and lengthy void periods. It was averaging a rental value of £800 net a month with rooms consistently unlet.

Works: The key objective for this property was to repurpose some of the rooms, turning a single bedroom that was hard to let into a much more practical and desirable third bathroom. It originally had 2 small kitchens, which we totally reconfigured to create an appealing large open plan kitchen.

Now: The property was completely transformed and let to 4 fantastic tenants and achieves a rental income increase of 127%.
