Our Process: 9 steps to your perfect student home

Step 1: Search our available student accommodation.

Whether you’d prefer to browse our website, check out Rightmove or scroll through our social channels, the first step in finding your perfect student home is to take a look at our properties and see what takes your fancy.

We can also send our hottest picks straight to your inbox, just register your details here.

Step 2: Call us to arrange a viewing

Give us a call to book in a viewing and we can also advise you of other properties that we can match you too.

Our team is super friendly and will take you through the options available to you, just give the Leeds Team a call on 0113 322 9324.

You’ll be given a 90 minute slot to view three properties that best match your top criteria.

Step 3: View the property

View the property

Meet us at our City Centre offices, hop in the car and view the properties – all accompanied by one of our knowledgeable Student Property Experts.

We also offer virtual tours so you can get a good look at the property first without even leaving home.

Step 4: Reserve your property

Reserve your property with a Pre-Tenancy Agreement & Holding Deposit

Fallen in love with your dream student home? We’ll fill out a Pre-Tenancy Agreement with you, which details all the important information regarding the Tenancy.

We will also take a Holding Deposit to take it off the market, this is usually one week’s rent. You will then have 15 days to complete your application or it goes back on the market!

Your Holding Deposit will go towards your Deposit and transferred to a deposit account upon signing the Tenancy Agreement.

Step 5: Complete your Application

Complete your application

Complete your application, supply all the required documents & sign your Tenancy Agreement.

Upon completion, we’ll collect the rest of the Deposit and you’ll be emailed a copy of the Tenancy Agreement to be signed by all parties. (Please note: all deposits are held with the DPS).

Step 6: Guarantor paperwork

As a Student you will require a Guarantor. This is a person who will guarantee that you will pay your rent for the duration of the Tenancy and it is a requirement that all our Landlords ask for. If for some reason, you don’t pay your rent, then the Guarantor will be liable for it.

A Guarantor is usually a parent or guardian earning over £25,000 p/a. The Guarantor paperwork will be emailed directly to your Guarantor to fill in online. The Guarantor will be credit checked so it’s very important that they know this in advance.

Step 7: The property is yours

Pay the remainder of the Deposit and the property is yours!

Once your application and the Guarantor paperwork is complete – and the Guarantor has been referenced, – you will then need to pay the remainder of your deposit.

The holding deposit carries forward to become part of your deposit, which is then held by the DPS.

Then the property is yours!

Step 8: Pay first month's rent

Pay first month’s rent

7 days before your Tenancy start date, you’ll need to pay your first month’s rent and arrange key collection dates with the team. Make sure that you set up a standing order to pay the initial rent payment 7 days BEFORE your Tenancy start date – we can’t release keys until these funds are cleared. On a joint tenancy, where you are sharing with housemates – all parties will need to have paid their first month’s rent before the keys can be released to anyone in the group.

Step 9: Move in day

Move in day

Book an appointment with the team to collect your keys and Tenancy Pack either on, or a few days after, your Tenancy start date (usually 1st July for students). Don’t forget that you will need to bring your passport/ID with you. Then you can move in to your perfect pad!

Sometimes we may need to conduct major repair works which may take some time, but usually we aim to get minor issues resolved within 48 hours.

What About The Properties?

First and foremost, you want to find a place that is right for you. For many of you, this may well be your first time living away from home – or living in Leeds – so we’ll do our best to find you a place that you will love. We’ve got plenty of handy advice such as our HOP Student Area Guides or the Student Tenant Handbook to help you find your way around the area and your home.

We specialise in high quality student properties from two beds to ten beds, all across the Leeds area, and we know that the most popular ones for Leeds students are always 3 to 5 beds, so we make sure to always have plenty of those.

All our student properties are all inclusive. This means that every student property comes with bills already included, as standard, and there are also no signing fees to pay! Plus, you also have the option to upgrade to our premium bills package for more brilliant extras.
