Commercial to Residential Conversion

Coburg House, LS3


In 2020, HOP converted two floors this well-located office block into a residential development of six 1-bedroom, high spec apartments, designed to appeal to discerning student and professional tenants.

  • HOP successfully obtained change of use from commercial offices to residential flats
  • Conversion of ground and first floor offices to 6 x 1-bed flats
  • Works began in March and were completed by September 2020
  • All units fully furnished and dressed to a high standard
  • Fully let to a mixture of young professionals and students.

The combination of its proximity to the city centre, and the high spec finish, means that the apartments have let quickly year on year with no void period.

Residential House Conversion to Flats

Francis Street, Chapeltown


In 2021, HOP converted this residential house in the up-and-coming area of Chapeltown in North Leeds into three gorgeous high spec apartments complete with rear parking and a lovely front garden with decking.

  • HOP obtained planning for the flats and converted the property
  • Two 2-bed and one 1-bed flat
  • Works began in Spring 2021 and were completed in August 2021
  • Finished to exacting standards and to a high specification throughout
  • All units fully let to professional tenants

After the transformation was complete, we received 30 applications to let the property, within a 48-hour period – setting a new benchmark for rentals in the area!

Joint Ventures

Partnering together on a project means that each party can bring their own expertise, resources and skills to the table to deliver a successful result.

Development Partner – HOP can take care of the sales and client handover. Alternatively, by investing at the outset, reducing the financing cost, with a share of profits at the end.

Building Owner – Don’t want to sell your property for less than you feel it is worth? To see a larger return on your asset, we can work with you to deliver the project. By putting the land in, HOP can bring the planning, optimising and development know how to maximise the return for all parties on the sale. The profit is then shared on the sale of the development, paying you a higher amount that you would otherwise have received.

Land Owner – We have expertise in identifying and delivering residential development sites. HOP can purchase unconditionally or enter into an Option Agreement or conditional contract subject to planning, which will normally mean that a higher land value can be offered once planning is granted or other constrains have been resolved.

Our specialist team of property experts will help maximise your potential returns and make it easier for you to sell. Whether it’s a tired property that needs refurbishment, or a piece of land in need of development, we have the expertise and skills to transform the asset into an attractive proposition for any buyer.

You can relax while we put our team to work, making changes designed specifically to achieve the maximum sales price and help your property capture the attention of buyers. In this arrangement, HOP can finance and deliver the project on your behalf. We’ll then split the profit on the uplifted value of the sale, less costs and agreed existing value.

For example, we recently completed a conversion and upgrade of a 3-bed house worth £180k to a 5-bedroom, high spec, HMO that then sold for £290k in 2020.

Generating a passive income with HOP

Looking for hassle-free fixed returns? Beat the bank and get 8% to 10%!

For professional investors wanting a passive income, you can invest without having to own a property or deal with day-to-day issues.

HOP offers fixed annual returns of 8% to 10%. We will utilise the funds to acquire and develop residential opportunities either to sell or hold. You will receive updates on the project and be invited to see the finished product, prior to it being sold or refinanced.

Minimum investments are normally £50k to £200k.
